### What's my land worth?

It depends on comparable sales, the income it can produce and the buyer pool that will actually pay for it. I put those together into pricing guidance for your property. Send me the address and what you know about it, and I'll tell you what I'd need to give you a straight answer.

### What do I get when I list with you?

A real marketing package, not just a sign and a portal upload: aerial photos and video from an FAA-certified remote pilot when the property calls for them, and direct outreach to qualified buyers, developers and investors who fit your property. You deal with me from the first call to closing.

### Can you find property that isn't listed?

Often, yes. Land, industrial yards, c-stores and investment property frequently trade privately. Tell me what you're looking for (location, size, price and use) and I'll research parcels and owners and reach out to owners of properties that aren't for sale yet.

### What kinds of property do you work on?

Every kind. I work on all types of commercial property, from raw land to retail, industrial, office and multifamily, and I help with homes too. If it's real estate, ask Susie.

### Do you help tenants and landlords with leases?

Yes. For landlords, I market space to the right tenants and help structure leases that hold up. For tenants, I find the location that fits the business and negotiate the terms: rent, concessions, build-out and options.

### Do you help with homes, too?

I do. I live and work in north Houston, and I help family, friends and clients buy and sell homes and acreage with the same preparation and follow-through I bring to commercial deals. As the wife of a disabled military veteran, I'm especially glad to help veterans and military families.

### Where do you work?

Greater Houston and all of Texas. My recent closings include properties in Throckmorton, Katy, Tomball and Coldspring.

### Why "Ask Susie"?

Commercial real estate is full of questions: what a property is worth, what can be built on it, who the buyer is, what a lease should say. Before real estate I was a teacher, and I still explain things plainly. My job is to answer your questions clearly and honestly. And if you have a question, I answer my phone.
